A home inspection can be a very important part of the homebuying process. The purpose of a home inspection is to provide the buyer with a better understanding of the overall condition of the property so they can make an informed decision regarding their potential purchase. A home inspection is a non-invasive examination and assessment of the property's condition, and it includes major components and systems to include, but not limited to the following:

·       Heating & Cooling systems

·       Ceilings, walls, and floors

It is important to remember that a home inspection is a limited visual inspection of the major components and systems of a home. It also focuses on safety-related issues that may be present at the time of inspection. It does not predict future conditions of these systems or components and is limited to what the inspector can see and operate using normal operating procedures. 

 

As a licensed inspector in Arizona, I am required to adhere to and follow the Arizona Home Inspection Standards of Practice. Upon completion of a home inspection, you will receive a comprehensive written report within 24 hours that details in an easy-to-understand manner the findings during the inspection. I highly encourage you to attend your home inspection or meet me at the end so we can review in person and you can learn more about the home you plan to buy.

​Home Evaluations. Maybe you are thinking about selling your home, and you would like to get an evaluation to know the current condition of major components and systems before listing your home. Or,  maybe you would like to have a periodic evaluation of your home to understand better it's maintenance needs. Although a home evaluation is not a home inspection and does not adhere, and  it is not covered under the AZ Standards of Professional Practices it can provide insight into deficiencies and maintenance need's of your home and it's major components such as the roof,  foundation, plumbing, electric. We can evaluate these components and provide information regarding current condition and repair needs.
